This category carries obligations most do not, and three of them are built into the template rather than left to you to notice. Marketing another person's property for compensation is licensed activity in South Carolina, Oklahoma and Illinois — so if you assign purchase contracts rather than closing on them yourself, say so in the footer disclosure the template ships with.
